Search and Exam

i. Current owner search or O&E report – SHIRO performs the title search and prepares the  title on the last owner in a title, and furthermore retrieve details on open  lines, other encumbrances, and current expenses.

ii. Do your search – In addition to current owner search, SHIRO performs a search on the last two holders of the title and retrieves every single relevant report.

iii. Full title search – SHIRO carries out a full search for 20, 40 or 60 years according to the prerequisite, and retrieves details on chain deeds, open liens, easements or CCRs and duty information.

iv. Refresh search – SHIRO play out a title search from the available date of the current title report and combines it with the current date and retrieves every single relevant detail.

2. Property Report – SHIRO prepares the title report based on the title search for current owner or full title searches on the provided title, open liens, other encumbrances and current assessments.

3. Title Commitment – SHIRO prepares the responsibility report using the information in Schedule An (Effective Date)  Proposed Buyer or Lender details, current owner and current deed’s recording  information), Schedule B – Section 1 ( is a necessity), Schedule B – Section 2 ( is exceptions) and Schedule C ( is legal description).

4. Assess Certifications – SHIRO prepares a nitty gritty expense report regarding the matter property after getting details  from the assessor or even county offices by calling, faxing or emailing.

5. Title Policies – SHIRO reviews title commitments and prepares the final title policies on customer’s application and offline template.

6. Title QC – Title audit is an important aspect of mortgage handling that protects the interests of both the  borrower and the bank.
